WHAT: Jericho Road has started the Vacant Land Management Program
Vacant properties and abandoned houses are scattered throughout Central City, attracting crime, decreasing real estate values and contributing to a feeling of a declining neighborhood.
WHO: Jericho Road currently owns 35 vacant properties in Central City awaiting development.
By more careful ly managing vacant land, we will not only beautify these properties, but also see numerous positive multiplier effects within the community such as decreased crime, improved neighborhood satisfaction and an heightened motivation of other property owners to maintain their property. All of these potential benefits should ensure increased property values.
HOW: Reverse the trend of neglect and set the standard
for proper lot maintenance.
Following other successful vacant land management programs, Jericho Road’s starting strategy is simple:
- Clear empty lot of trash, old foundations, rotted trees, and damaged fencing
- Level lots and build a semi-transparent fence around the perimeter
- Plant trees along the edge of the properties
- Regularly maintain lots with mowing, watering, weed-removal and trash clean-up
Although a more aggressive lot improvement plan is online for the long-term, we believe these simple changes can make a big difference!
WHEN: Eight properties in Phase 1 of its target development area is where we’ve started. Demolitions and perimeter fencing are complete on all eight properties!
Although the vacant land management program will at first focus on small improvements for a limited number of lots, the program eventually hopes to expand and tackle all undeveloped Jericho Road properties. At minimum, maintenance will include demolition and cleaning, fencing and planting some vegetation. On the more highly-visible properties (such as cor ner lots), activity will be increased with more dramatic alterations such as community gardens or larger, more mature trees.
